Vid anv\u00e4ndning av gemensamma utrymmen \u00e4r medlem skyldig att r\u00e4tta sig efter de f\u00f6reskrifter om utrustning och ordning som anslagits i dessa utrymmen, vilket \u00e4ven g\u00e4ller medlemmens familj och g\u00e4ster.<br><br>Bostadsr\u00e4ttshavaren \u00e4r skyldig att teckna och uppr\u00e4tth\u00e5lla en hemf\u00f6rs\u00e4kring, dock ej s.k. bostadsr\u00e4ttsf\u00f6rs\u00e4kring, vilken \u00e4r kollektivt tecknad av f\u00f6reningen.<\/p>\n\n\n\n<p>Medlem skall f\u00f6lja best\u00e4mmelser betr\u00e4ffande kontroll av ohyra, samt vid uppt\u00e4ckt av ohyra omedelbart anm\u00e4la detta till sitt f\u00f6rs\u00e4kringsbolag samt till styrelsen <a href=\"mailto:info@riggenkalmar.se\">info@riggenkalmar.se<\/a> <strong><br><\/strong><strong><br><\/strong><strong>Garage<br><\/strong>Garaget \u00e4r enbart till f\u00f6r motorfordon, allts\u00e5 bilar, MC och mopeder klass 1 (s.k. EU-mopeder). I \u00f6vrigt f\u00e5r varken cyklar eller annat f\u00f6rvaras i garaget. Vinterf\u00f6rvaring av v\u00e4xter \u00e4r t.ex. inte till\u00e5tet i garaget, f\u00f6rr\u00e5d eller cykelf\u00f6rr\u00e5d. Observera att hela fordonet ska rymmas inom markerad garageplats.<\/p>\n\n\n\n<p><strong>Cykelf\u00f6rr\u00e5d<br><\/strong>Cyklar f\u00e5r inte parkeras p\u00e5 Utrustningskajen, det \u00e4r en gata som inte f\u00e5r blockeras. I varje trappuppg\u00e5ng finns s\u00e4rskilt cykelf\u00f6rr\u00e5d d\u00e4r cyklar och moped klass 2 ska f\u00f6rvaras. Barnvagnar ska f\u00f6rvaras i cykelf\u00f6rr\u00e5den, inte p\u00e5 entr\u00e9planen.<\/p>\n\n\n\n<p><strong>F\u00f6rr\u00e5d<br><\/strong>I f\u00f6rr\u00e5den f\u00e5r inte l\u00e4mnas n\u00e5gra f\u00f6rem\u00e5l i g\u00e5ngarna. Allt skall f\u00f6rvaras i de l\u00e5sbara utrymmena.<\/p>\n\n\n\n<p><strong>P\u00e5 v\u00e5ningsplanen<\/strong><br>Utanf\u00f6r ytterd\u00f6rrar f\u00e5r inte placeras g\u00e5ngmattor, skor eller annat som kan hindra trappst\u00e4dning.<\/p>\n\n\n\n<p><strong>Grillar<br><\/strong>Grillning p\u00e5 balkonger och p\u00e5 uteplatser p\u00e5 innerg\u00e5rden f\u00e5r ske, dock endast med elektrisk- eller gasolgrill. Ingen kolgrillning till\u00e5ts. Vid all grillning skall h\u00e4nsyn till grannar alltid visas.<\/p>\n\n\n\n<p><strong>Milj\u00f6rum<br><\/strong>Anpassning av de olika sopk\u00e4rlen kommer att bevakas genom avtal med KSSR. Det \u00e4r viktigt att sopor l\u00e4ggs i \u201dr\u00e4tt\u201d sopk\u00e4rl, samt att kartonger och \u00f6vrigt emballage pressas ihop innan det l\u00e4ggs i k\u00e4rlet. I de allm\u00e4nna sopk\u00e4rlen ska allt, s\u00e5v\u00e4l de gr\u00f6na p\u00e5sarna som \u00f6vrigt restavfall -, ligga i plastp\u00e5sar \u2013 t.ex. r\u00f6da p\u00e5sar \u2013 som f\u00f6rsluts med dubbla knutar. KSSR kommer att sk\u00f6ta renh\u00e5llning av sj\u00e4lva milj\u00f6rummet och sopk\u00e4rlen. Sopor som enligt anvisningar p\u00e5 sopk\u00e4rlen inte f\u00e5r l\u00e4mnas i milj\u00f6rummet ska l\u00e4mnas in p\u00e5 \u00e5tervinningscentral som finns p\u00e5 Kull\u00f6 och i Flygstaden.<strong><br><br>Parasoll, dynor till utem\u00f6bler och liknande.<br><\/strong>Parasoll f\u00e5r anv\u00e4ndas p\u00e5 balkongerna. Med h\u00e4nsyn till att det ofta \u00e4r t\u00e4mligen bl\u00e5sigt p\u00e5 Varvsholmen, \u00e4r det ytterst viktigt att parasoll f\u00e4lls ihop och helst tas ner n\u00e4r man l\u00e4mnar balkongen, i synnerhet inf\u00f6r natten. Detsamma g\u00e4ller ex.vis dynor eller kuddar. En nedbl\u00e5st parasoll kan st\u00e4lla till det s\u00e5v\u00e4l i form av personskador som t.ex. skador p\u00e5 fasad eller glasrutor och andra nerbl\u00e5sta f\u00f6rem\u00e5l orsakar nerskr\u00e4pning och allm\u00e4nna klagom\u00e5l. I alla situationer med nerbl\u00e5sta f\u00f6rem\u00e5l kommer den enskilde att h\u00e5llas ansvarig.<\/p>\n\n\n\n<p>Antenner och paraboler f\u00e5r inte upps\u00e4ttas utan styrelsen godk\u00e4nnande.<\/p>\n\n\n\n<p>Inf\u00e4stning i och h\u00e5ltagning i fasad \u00e4r inte till\u00e5tet. Detta inneb\u00e4r bl.a. att markiser inte f\u00e5r s\u00e4ttas upp utan styrelsens godk\u00e4nnande.<\/p>\n\n\n\n<p><strong>Tystnad<br><\/strong>Efter kl 22.00 \u00e4r det angel\u00e4get att man respekterar grannar och n\u00e4rboende vad g\u00e4ller musik och alltf\u00f6r h\u00f6gljudda samtal ute p\u00e5 balkonger och p\u00e5 innerg\u00e5rden liksom inomhus.<\/p>\n\n\n\n<p><strong>F\u00f6r\u00e4ndring i l\u00e4genhet<br><\/strong>Med h\u00e4nvisning till f\u00f6reningens stadgar 43\u00a7, s\u00e5 \u00e4r det till\u00e5tet f\u00f6r bostadsr\u00e4ttshavaren att f\u00f6reta f\u00f6r\u00e4ndringar i l\u00e4genheten. Dock kr\u00e4vs styrelsens tillst\u00e5nd om det g\u00e4ller ingrepp i fastighetens b\u00e4rande konstruktion, avser \u00e4ndringar av befintliga ledningar f\u00f6r avlopp, v\u00e4rme eller vatten eller utg\u00f6r annan v\u00e4sentlig f\u00f6r\u00e4ndring av l\u00e4genheten.<\/p>\n\n\n\n<p>Arbeten i samband med f\u00f6r\u00e4ndringar f\u00e5r endast utf\u00f6ras mellan klockan 08.00 och 16.00. Grannar ska i god tid innan arbetena p\u00e5b\u00f6rjas informeras genom att medlemmen s\u00e4tter upp meddelande i trappuppg\u00e5ngen och\/eller i hissen<strong>.<\/strong><\/p>\n\n\n\n<p><strong>Hundar<br><\/strong>Rastning av hundar p\u00e5 innerg\u00e5rden \u00e4r inte till\u00e5tet.<\/p>\n\n\n\n<p><strong>Andrahandsuthyrning<\/strong><br>Andrahandsuthyrning av l\u00e4genhet f\u00e5r, enligt f\u00f6reningens stadgar 47\u00a7, endast ske efter tillst\u00e5nd fr\u00e5n styrelsen, och under begr\u00e4nsad tid. Fastst\u00e4lld policy f\u00f6r andrahandsuthyrning kan erh\u00e5llas av ordf\u00f6randen.<\/p>\n\n\n\n<p><strong>MC-parkering<br><\/strong>I garaget finns fem markerade platser f\u00f6r MC-parkering. Dessa tillh\u00f6r inte n\u00e5gon s\u00e4rskild l\u00e4genhet. Dessa hyrs ut till intresserade f\u00f6r 250 kr per m\u00e5nad.
