class=\"kt-inside-inner-col\">\n<h3 class=\"wp-block-heading\">Bostadsr\u00e4ttshavares ansvar f\u00f6r fel och brister i l\u00e4genheten med mera<\/h3>\n\n\n\n<p>I enlighet med Brf Riggens stadgar, antagna vid extra f\u00f6reningsst\u00e4mma 2019-06-12, g\u00e4ller f\u00f6ljande betr\u00e4ffande f\u00f6rdelning av ansvaret f\u00f6r underh\u00e5ll och reparationer i s\u00e5v\u00e4l de enskilda l\u00e4genheterna som i \u00f6vriga delar av f\u00f6reningens fastighet<strong>.<\/strong><\/p>\n\n\n\n<p>Bostadsr\u00e4ttshavaren ska p\u00e5 egen bekostnad h\u00e5lla det inre av l\u00e4genheten i gott skick och svara f\u00f6r l\u00e4genhetens samtliga funktioner. Bostadsr\u00e4ttshavaren svarar f\u00f6r det l\u00f6pande och periodiska underh\u00e5llet utom vad avser reparation av f\u00f6r flera l\u00e4genheter gemensamma ledningar (stam) f\u00f6r avlopp, v\u00e4rme, el och vatten som f\u00f6reningen f\u00f6rsett l\u00e4genheten med. Detta g\u00e4ller \u00e4ven mark, f\u00f6rr\u00e5d, garage och andra l\u00e4genhetskomplement som kan ing\u00e5 i uppl\u00e5telsen eller genom s\u00e4rskilt hyresavtal.<\/p>\n\n\n\n<p><strong>Bostadsr\u00e4ttshavaren svarar s\u00e5lunda f\u00f6r underh\u00e5ll och reparationer av bland annat:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>ytbel\u00e4ggning p\u00e5 rummens alla v\u00e4ggar, golv och tak j\u00e4mte underliggande ytbehandling,<br>som kr\u00e4vs f\u00f6r att anbringa ytbel\u00e4ggningen p\u00e5 ett fackmanna-m\u00e4ssigt s\u00e4tt<\/li>\n\n\n\n<li>icke b\u00e4rande innerv\u00e4ggar<\/li>\n\n\n\n<li>till f\u00f6nster h\u00f6rande v\u00e4dringsfilter och t\u00e4tningslister samt all m\u00e5lning f\u00f6rutom utv\u00e4ndig<br>m\u00e5lning och kittning av f\u00f6nster<\/li>\n\n\n\n<li>till ytterd\u00f6rr h\u00f6rande l\u00e5s inklusive nycklar; all m\u00e5lning med undantag f\u00f6r m\u00e5lning av<br>ytterd\u00f6rrens utsida; motsvarande g\u00e4ller f\u00f6r balkong- eller altand\u00f6rr<\/li>\n\n\n\n<li>innerd\u00f6rrar och s\u00e4kerhetsgrindar<\/li>\n\n\n\n<li>lister, foder och stuckaturer<\/li>\n\n\n\n<li>f\u00f6r vattenfyllda radiatorer svarar bostadsr\u00e4ttshavaren endast f\u00f6r m\u00e5lning<\/li>\n\n\n\n<li>golvv\u00e4rme, som bostadsr\u00e4ttshavaren f\u00f6rsett l\u00e4genheten med<\/li>\n\n\n\n<li>egna installationer<\/li>\n\n\n\n<li>ledningar f\u00f6r vatten och avlopp till de delar dessa \u00e4r \u00e5tkomliga inne i l\u00e4genheten och*<br>betj\u00e4nar endast bostadsr\u00e4ttshavarens l\u00e4genhet<\/li>\n\n\n\n<li>undercentral (s\u00e4kringssk\u00e5p) och d\u00e4rifr\u00e5n utg\u00e5ende el- och informationsledningar<br>(telefon, kabel-tv, data med mera) i l\u00e4genheten, kanalisationer, brytare, eluttag och fasta armaturer<\/li>\n\n\n\n<li>ventiler och luftinsl\u00e4pp, dock endast m\u00e5lning<\/li>\n\n\n\n<li>brandvarnares funktion<\/li>\n<\/ul>\n\n\n\n<p><strong>I badrum, duschrum eller annat v\u00e5trum samt i WC svarar bostadsr\u00e4ttshavaren d\u00e4rut\u00f6ver bland annat \u00e4ven f\u00f6r:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>fuktisolerande skikt<\/li>\n\n\n\n<li>inredning och belysningsarmaturer<\/li>\n\n\n\n<li>vitvaror och sanitetsporslin<\/li>\n\n\n\n<li>kl\u00e4mring till golvbrunn, rensning av golvbrunn och vattenl\u00e5s<\/li>\n\n\n\n<li>tv\u00e4ttmaskin inklusive ledningar och anslutningskopplingar p\u00e5 vattenledning<\/li>\n\n\n\n<li>kranar och avst\u00e4ngningsventiler<\/li>\n\n\n\n<li>ventilationsfl\u00e4kt<\/li>\n\n\n\n<li>elektrisk handdukstork<\/li>\n<\/ul>\n\n\n\n<p><strong>I k\u00f6k eller motsvarande utrymme svarar bostadsr\u00e4ttshavaren f\u00f6r all inredning och utrustning s\u00e5som bland annat:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>vitvaror<\/li>\n\n\n\n<li>k\u00f6ksfl\u00e4kt<\/li>\n\n\n\n<li>rensning av vattenl\u00e5s<\/li>\n\n\n\n<li>diskmaskin inklusive ledningar och anslutningskopplingar p\u00e5 vattenledning<\/li>\n\n\n\n<li>kranar och avst\u00e4ngningsventiler<\/li>\n<\/ul>\n\n\n\n<p>Bostadsr\u00e4ttshavaren ansvarar <strong>inte<\/strong> f\u00f6r underh\u00e5ll av ventilationsaggregat och golvv\u00e4rmecentral.<\/p>\n\n\n\n<p>Bostadsr\u00e4ttshavaren svarar \u00e4ven f\u00f6r alla installationer i l\u00e4genheten som installerats av bostadsr\u00e4ttshavaren eller tidigare innehavare av bostadsr\u00e4tten.<\/p>\n\n\n\n<p><strong>Enligt g\u00e4llande Bostadsr\u00e4ttslag, g\u00e4ller vidare f\u00f6ljande:<\/strong><\/p>\n\n\n\n<p>Bostadsr\u00e4ttshavaren svarar <strong>inte<\/strong> f\u00f6r reparationer av ledning f\u00f6r avlopp, v\u00e4rme (gas), elektricitet och vatten. Detsamma g\u00e4ller ventilationskanaler.<\/p>\n\n\n\n<p>F\u00f6r reparationer p\u00e5 grund av brand- eller vattenledningsskada svarar bostadsr\u00e4ttshavaren endast om skadan uppkommit genom<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 1. hans eller hennes egen v\u00e5rdsl\u00f6shet eller f\u00f6rsummelse, eller<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 2. v\u00e5rdsl\u00f6shet eller f\u00f6rsummelse av<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; a) n\u00e5gon som h\u00f6r till hans eller hennes hush\u00e5ll eller som bes\u00f6ker honom<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; &nbsp;&nbsp;&nbsp; eller henne som g\u00e4st,<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; b) n\u00e5gon annan som han eller hon har inrymt i l\u00e4genheten, eller<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;
